    An appraisal value is an evaluation of a property’s value based on a given point in time that is performed by a professional appraiser during the mortgage origination process.

    • Appraisers opinion (not determination ) of the current worth of a property based on factors such as area , location, improvements & amenities .
    • It is arrived by using three methods:                   cost approach , income approach , market comparison approach…
    • EG : A loan to value ratio (LTV)  is based on the appraised value .In general if the LTV is greater than 80% the lender will require the borrower to buy private mortgage insurance .However if the LTV drops to 78% upon a new appraisal private mortgage insurance payments may be eliminated.

    Sometimes the appraisal value will not coincide with an asset’s market value & buyers will often pay more or less than an asset’s appraised value based on what the asset is worth to them..

    The appraiser is usually chosen by lender but the appraisal is paid for by the borrower.
